How is everyone on this gorgeous day? The weather here in the Houston area has been hot but it is so beautiful out! It has been a super busy week for us at Staging The Nest. We started our week out de-staging a home that sold very quickly and for top dollar out in the Magnolia area. Then we worked in our warehouse creating staging plans for the Vacant Staging projects that we had later in the week. We pulled artwork, throw pillows, accessories and all the furniture each home needed in order to give it that beautiful staged look. We also did a little shopping for inventory items as well as some specialty items needed for each of the homes.
This week, we worked with multiple Real Estate Investors on their Renovation & Flip properties. Real Estate is always changing, some months are more of a Seller’s Market, some month’s are more of a Buyer’s Market. Real Estate is also a Feast or Famine type of industry. With Real Estate Investors, they are always looking for the next best deal to invest in, whether that will be for a flip property or a buy-hold property that they plan to lease over time.
We have connected with multiple Real Estate Investors to stage their properties once the renovations are completed. The Investors factor our staging price into their rehab budget so they know their “all-in” costs when it comes to flipping a home, from start to finish. And staging is ever-more important. Staging is marketing; Staging is merchandizing; Staging is what sells homes. The visual purpose of staging a flip house is to define the areas in the property, give the property some personality, create emotional connection points for buyers, and showcase the beautiful features of the property. By doing all of this, we turn the property into a home that buyers connect to. The goal of staging is to get buyers to fall in love with the property so they make an offer, and the home sells! We help our Real Estate Investors sell their properties quickly and for top dollar, because we want them to get the best Return on their Investment!
